What Does D.C.’s New Affordable Housing Complex Mean for Your Entrepreneurial Plans?

BusLawyer2

Even if you are not a big-time player in commercial real estate, a major real estate project in your area influences your plans for your business.  The residents and commercial tenants of the new complex will need groceries and other consumer goods.  Some of them will commute to work, unless the new real estate development is exclusively for retirees, and some of the new residents will be children who will attend school and engage in extracurricular activities.  Sometimes, a new major real estate development means that big businesses are going to move in and push the small businesses out, to say nothing of how much more expensive it usually is to live in a newly built residential development.  Idealists can think of many ways to meet the need for affordable housing in major cities like Washington, D.C., but red tape and lack of funding often delay these projects or stop them from coming to fruition at all.  A real estate developer has broken ground on the Emblem, an affordable housing development in Northeast D.C.  To find out more about making your small business meet the needs of an upcoming affordable housing development, contact a Washington, D.C. small business lawyer.

Introducing the Emblem, the District’s New Affordable Housing Development

The NRP Group, a real estate developer, has obtained construction funding and begun work on an affordable housing development called the Emblem.  Located in the NoMa neighborhood of Northeast D.C., the Emblem is scheduled to open in 2026.  When complete, it will include 115 residential units, all of them reserved for people whose income is between 30 and 50 percent of the area median.  Most of its tenants will likely be employees of hospitality and service jobs in the District.  Since the new development will be within walking distance of the NoMa Metro, the idea is that it will be easy for residents to commute to work by walking, bicycling, or taking a short Metro ride.  This will enable residents to save money and time, since it is difficult to find appropriately priced housing anywhere except the farther suburbs which require car transportation, a long commute on public transport, or both.  The Emblem will also have amenities such as a community center which can be reserved for events and an indoor playground for young children.  In the community center, the building will host lectures on personal finance and entrepreneurship; residents may also rent it for social events such as birthday parties.

Any major project like this begins with an idea.  Likewise, successful small businesses begin by studying the market, and this is also how they remain successful.  If you have an idea for how to make life in the district more affordable, the next step is to find out more about the laws you must follow and the funds you will need to make your plan a reality.
